Construction Management. Built on Trust.
From early planning to final completion, RMV Construction helps owners reduce risk, protect budgets, and deliver successful projects with confidence.

UNDERSTANDING CM
Construction Management Made Simple.
Construction Management (CM) brings your construction manager onto the project before construction begins. Instead of waiting until drawings are complete, your team collaborates early to improve planning, manage costs, and avoid unnecessary surprises.
With RMV involved from the beginning, you'll receive practical guidance throughout design, budgeting, scheduling, and construction, helping your project move forward with greater confidence and fewer unknowns.
CM vs. traditional design-bid-build.
RMV delivers projects under multiple delivery methods. Here's how Construction Management compares to traditional design-bid-build, and when each approach makes sense.
| CONSTRUCTION MANAGEMENT | DESIGN-BID-BUILD |
|---|---|
| RMV joins the project during design, before costs are locked in | Contractor is selected after design is complete |
| GMP is agreed upon before construction begins | Budget is established at bid time based on completed drawings |
| Subcontractors are selected on qualifications, capacity, and value | Contract is sometimes awarded to the lowest responsible bidder |
| RMV serves as a single point of accountability through both phases | Owner manages design and construction as separate phases |
| Works well for complex projects where early coordination reduces risk | Works well for straightforward scopes with well-defined plans |

HOW WE WORK
A Better Way to Build.
01 | Pre-Construction Planning
RMV joins your project during the design phase, not after drawings are complete.
Our team works alongside your architect to review constructability, manage budget milestones, evaluate materials and systems, identify long-lead procurement risks, and develop a realistic schedule.
The goal is to eliminate surprises before they become change orders. The earlier we are involved, the more value we can add.
02 | Guaranteed Maximum Price
Before construction begins, RMV and the owner agree on a Guaranteed Maximum Price — an upper limit on the total cost of the project.
RMV is responsible for delivering within that number. If final costs come in under the GMP, the savings benefit the owner.
This is the core financial protection that CMAR provides that traditional bidding cannot — you know what the project will cost before a shovel hits the ground.
03 | Competitive Subcontractor Selection
RMV solicits a minimum of three competitive bids for every major trade scope on the project.
Subcontractors are prequalified on relevant experience, safety record, workforce capacity, and financial stability — not price alone.
Once bids are received, our team levels them line by line to ensure every comparison is truly apples to apples.
All awards are made transparently and are subject to owner review. You see how the money is being spent and who is being hired to spend it.
04 | Construction & Closeout
RMV's own superintendents and field crews are on site daily. Subcontractors participate in weekly coordination meetings and submit two-week look-ahead schedules so everyone, including the owner, knows what is happening and what is coming.
Quality control checkpoints are documented at every key milestone. The team that made the preconstruction decisions is the team managing construction and the team managing closeout. There are no handoffs and no surprises.

THE RMV DIFFERENCE
Experience That Builds Confidence.
Owner Access
You work directly with RMV's leadership team, not handed off to a coordinator after contracts are signed. The people across the table during preconstruction are the people on site during construction.
Financial Discipline
RMV's background is winning competitive hard-bid projects. That means our estimating is built for precision — finding the right number, not just a comfortable one. When we develop a GMP, it reflects what the work actually costs.
Experienced Team
The team you evaluate is the team you get. RMV does not reassign key personnel mid-project. Our project executives, superintendents, and preconstruction staff stay with you from kickoff through closeout.
RMV carries bonding capacity of $25 million single project and $40 million aggregate, backed by Travelers Casualty and Surety Company of America, rated A+ Superior by AM Best.
Nebraska Focus with National Experience
19 years of Nebraska relationships. We know the subcontractors, the suppliers, and how public owners in this state operate. Plus, many of our tenured team members have experience working on projects at the national level.

BUDGET CONFIDENCE
Complete visibility. Every step.
We show you exactly where your money goes, not because we have to, but because that's how we operate. Clear communication and responsible budgeting are part of every project we manage.
RMV's estimating process was built for competitive markets where the number has to be right, not just defensible. That same discipline is what makes our GMPs credible. We are not managing a fee. We are protecting your budget the same way we protect our own.

What Our Clients Say
— Jason Guenther, Construction & Design Consultant
I have used RMV Construction in multiple locations through the state and we have been extremely pleased with their quality of work and willingness to communicate with the owner. RMV Construction has always had the owner’s interest foremost in any issues that have arisen and holds the subcontractors accountable for the quality of their work.
Over the past 14 years of being involved in building projects, I can truly say that RMV is one of the best contractors I have had the opportunity to work with.
— Scott Hayden, City of Kearney
"It is evident that RMV Construction takes great pride in their work. The quality of their craftsmanship and their commitment to community impact are reflected in the finished projects.
Even after project completion, their team remained responsive and dependable in addressing warranty items or follow-up questions."
— Todd Hilyard, Superintendent
"When the coronavirus pandemic resulted in school closure from mid-March through May 2020, RMV quickly mobilized their crews to begin work early. RMV had no problem meeting the Holdrege Public Schools deadline to have the project completed for school.
The quality of work, communication, and timeliness makes it easy for me to fully endorse RMV Construction Company.
— Todd Hilyard, Superintendent
Mr. Curtis Baetz, president of RMV Construction, is involved in the daily operations of his company, is attentive to his clients’ needs, and is a professional in every sense of the word. Case in point, due to an unfortunate malfunction of a fire sprinkler system in a brand new building, there was a considerable amount of damage to the facility, and Mr. Baetz stepped in immediately, took control of the situation, brought in restoration crews, and with his own crews provided remedial services in less time than one could reasonably expect.
— Dave Dannehl, President, Kearney Visitors Bureau
Our project was completed on time and on budget. Changes to our original plans, while few, were handled with little difficulty. In addition, our project required many employees to be temporarily relocated during the different phases of the remodel.
Curtis and his team worked at night and on weekends during the most significant parts of the project to limit those types of inconveniences. Also, he and his team were very professional while doing work in the bank during business hours.
